Hello Cambridge Park Residents,

It has been awhile since any correspondence was sent out to the community. I hope that everyone has taken the opportunity to browse through our website at www.cambridgeparkhoa.com. There have been some issues with the website, but it is still functional and will be updated very shortly. Through the website you have the opportunity to send e-mail to our board members. I always felt everyone in our community has the right to be heard and voice their opinions, positive or negative and our website is one forum that allows you to do that. Another way is to contact me personally at home at 405-733-7739 or if it is an emergent issue please feel free to contact me on my cell at 405-314-0029. In the future I plan on putting all information on our website such as letters to the community, our financial statements, and any pertinent information that residents should know.

Due to recent events and vote conducted at recent board meeting on 08 October 2008, the Cambridge Park HOA is currently looking for a Treasurer. Rather than discuss the outcome of that board meeting in this letter, the minutes of that meeting will be posted on our website and a copy of those minutes are contained in this letter. If any member of the community would like to discuss this matter please feel free to contact me via the website or contact me personally at 405-733-7739. Please rest assured that decisions were made according to our By-Laws. Steps have been taken to protect all financial assets of Cambridge Park. In the interim, our Secretary, Bert Halle will handle the Treasurer duties.

There seems to be numerous questions why we pay association dues or perhaps wonder where your money goes? First and foremost, rest assured that your money is safe, secure and at the Banc First on Sooner Road; yes it’s FDIC INSURED!! There are controls in place (audit controls) to ensure that your dues are NOT utilized for anything other than to support our community and homeowner’s association. Our dues are utilized to pay for the following:

  • Maintaining the landscaping off Sooner Road.
  • Maintaining the landscaping off 89th Street.
  • Sprinkler system for the landscaping off Sooner Road that includes maintenance and upkeep of the system.
  • Utilities that include electricity and water.
  • Two paid positions on our board, the Secretary and Treasurer.
  • Materials to support the Secretary and Treasurer (i.e. letters, ink cartridges, paper, stamps, envelopes, etc.)
  • Utilize our funds for future functions that will involve the community.
  • Maintenance and upkeep the wooden fence on Sooner Road. In the event, if needed, we would utilize our funds to replace or repair the fence.
  • Yard of the Month plaques including Most Decorative home for Halloween and Christmas, gift certificate, coupon books given to each recipient.

No transaction can be made without a second signature of designated members of the board that must include the Treasurer’s signature. In a nutshell, I hope that everyone has a peace of mind when it comes to how we handle the financial assets of this community. If you have any questions feel free to contact me.

So what else has happened in our community? Our Neighborhood Patrol has been out and about. Did you know that there are 155 homes in Cambridge Park? Our community is small in comparison to others around the metro. Out of 155 homes there are only 20+ that volunteer to participate in our neighborhood patrol. Discouraging numbers, however, those that have patrolled continue to support our patrol. As President, I am always faced with how to increase our numbers and get volunteers to help our program. All that is required to volunteer is a minimum of 2 hours a month. In the very near future Donna Burdette, of Jenny Lane, has graciously volunteered to be coordinator of the Neighborhood Patrol. She and her husband Tim also volunteer as patrol members. Thank you Donna and Tim, you are wonderful neighbors and I thank you for your support to our community. If you would like to volunteer please feel free to contact me at this time since Donna and I will be doing a turnover.

Well, I would like to take this time to announce our Yard of the Month winner for August 2008. Our recipient for the Yard of the Month was Paul and Shirley Niehoff of 5617 SE 86th Street. Their home was easy to select as the winner because not only was their yard pristine, but their landscaping was accented by the Flag Pole in their yard and truly reflects the standard of Cambridge Park. Congratulations to the Neihoff’s. They received a plaque with our Cambridge Park logo, a gift certificate for Texas Roadhouse, a free car wash at Wash Me LLC off Sooner Road and a coupon book for various retailers around the metro, and a YOM sign to proudly display in their yard. Our Vice President, Mark Burney had a tough time selecting the August YOM, so I wish him well in his decision as he selects September’s winner in the very near future. Also in October, but due to time constraints, putting together a Halloween function this month is not feasible. Please do not forget that the board will select Most Decorative home for Halloween and Christmas.

In December, Section 3 or 88th Street residents will have a chance to set precedence for future Cambridge Park residents in their section. They will have a chance to vote on whether the covenants should be changed, amended, or terminated in whole or in part. Please understand there are legal steps that must be followed that our board must adhere to in order for this to take place. Please take the time to read the covenants that pertain to your section.

All in all, I would like to thank each and everyone for your support. As President I always feel that our board can serve this community better, but collectively without community support or input, this makes our job as board members frustrating. I hope everyone takes the time get to know your neighbor and lend a hand when needed.
